Village Selects Developer for Valley and Third Street Site

South Orange selects New York City-based developer Jonathan Rose LLC on Wednesday.

 

The Village of South Orange Wednesday announced the selection of Jonathan Rose, LLC of New York as the developer for the site at the corner of Valley and Third streets.

The Rose proposal, shown here, includes a mixed-use building of residential over commercial and institutional space, with a designated parking structure.

This project will span current parking areas and the South Orange Rescue Squad building at the corner of Third and Sloan streets.

Earlier this year, according to the village, South Orange solicited proposals for the redevelopment of village-owned property on the southwest corner of Thirs Street and Valley street. The request sought proposals for the redevelopment of the property as a mixed use, residential over commercial.

After review of the proposals submitted, the board of trustees appointed Jonathan Rose companies as a conditional redeveloper. That conditional appointment began the process of negotiation with Jonathan Rose towards a final project. That process has included the planning board reviewing and recommending amendments to the redevelopment Plan.

The ultimate redevelopment of the property, notes a village statement, will result from an application and public hearings before the South Orange Planning Board. As a result, the final approved and built project is likely to have some material differences, both in layout and appearance, from the conceptual drawings in the proposal. However, the general nature of the redevelopment will continue to be mixed use, with apartments on the upper levels and commercial uses on the first floor.

Then again, there may be a problem with adequate parking as that is a busy intersection.

As a clarification the selection actually occurred In May 2012, (See Resolution 2012-097: http://southorange.no-ip.org/weblink8/0/doc/104717/Page1.aspx) but the proposal was just posted to the website today.
